A typical purchase, described in general terms, to show how we work.
The situation. A British couple found a flat in Jávea listed at €285,000, which they wanted as a holiday home for the family. They had never bought property abroad, did not speak Spanish, and could only travel to Spain once. They were worried about hidden problems with the property and about whether their money would be safe.
How we helped.
Step 1 – Initial consultation: a video call to understand their situation and explain the Spanish buying process, followed by a clear quote for our services with no hidden fees.
Step 2 – Property verification: before they committed any money, a full legal check on the property. We verified that the seller was the registered owner, checked for debts or charges against the property, confirmed the building licences, reviewed the community of owners and checked for planning issues or unlicensed construction.
Step 3 – Reservation contract: once the property was legally clean, we reviewed and negotiated the reservation contract, so that the €10,000 deposit was protected and the terms were fair to our clients.
Step 4 – Power of Attorney: since they could only visit Spain once, we prepared a Power of Attorney in English and Spanish. They signed it at the Spanish Consulate in London, authorising us to complete the purchase on their behalf.
Step 5 – Private purchase contract: we reviewed the main contract, negotiated several clauses that were unfavourable to the buyers, and signed it on their behalf using the Power of Attorney. The 10% deposit was paid against the contract.
Step 6 – Completion: on the completion date our lawyer attended the notary representing them. We checked the final deed, ensured all payments were properly made, collected the keys and registered the property in their names at the Land Registry.
The result. They completed their purchase with a single trip to Spain, which they used to view the property and enjoy a holiday. When they returned, the flat was legally theirs, registered and ready to use.
