What we doYour purchase or sale, handled in English
Our team assists British and other international clients with every aspect of Spanish property law. We work in English, French and Spanish, and we understand what it means to buy in a country whose rules are not your own.
Complete your property purchase without travelling to Spain. Using a Power of Attorney, we handle everything on your behalf: contract signing, the notary appointment, payments and key collection. Many of our clients buy their Spanish home without leaving their own country. We guide you through the whole remote process step by step.
- Property PurchaseBuying property in Spain? We handle every aspect of your purchase from start to finish. Our services include contract review and negotiation, title searches to verify ownership, checking for debts and charges on the property, coordinating with notaries and the Land Registry, and ensuring all paperwork is legally correct. We protect buyers from common pitfalls and make sure your investment is secure.
- Property SaleSelling your Spanish property? We manage all legal aspects of the sale process. This includes preparing and reviewing contracts, obtaining the tax documents, calculating capital gains tax, coordinating with buyers and their lawyers, and handling the Land Registry transfer. We ensure you receive your funds safely and comply with all Spanish legal requirements.
- Buy Property in Spain Without TravellingYou do not need to travel to Spain to complete your purchase. With a Power of Attorney (poder notarial) you authorise our firm to act on your behalf throughout the process: we sign the private contract for you, represent you before the notary at completion, handle the payments, collect the keys and deal with the Land Registry and the tax office.
The Power of Attorney can be signed at a Spanish consulate in your country, or before a notary public where you live with the Hague apostille. We prepare the document in English and Spanish, ready for signature, and tell you exactly what to do.
Many of our clients complete their entire purchase from home and only travel once the keys are theirs.
- Contract ReviewBefore you sign anything, let us review your purchase contract. Spanish property contracts are different from those you will have seen at home and contain clauses that could put your money at risk. We analyse every clause, identify potential problems, negotiate better terms on your behalf, and explain everything in plain English so you understand exactly what you are signing. Never sign a Spanish property contract without legal review.

Why international buyers need local lawyers in Spain
Buying property in Spain is fundamentally different from buying at home: the private contract commits you much earlier, with a deposit that is normally lost if you withdraw, and the notary does not check the property for you. Spanish property law has features that can trap the unwary, including debts attached to the property itself, unlicensed construction and complex planning rules.
Without independent legal representation, you risk paying for a property with undisclosed debts, buying a home with extensions that cannot be regularised, or signing a contract drafted in the seller’s interest.
Our firm in Jávea has helped hundreds of international buyers purchase property safely on the Costa Blanca over the past three decades. We speak fluent English, understand the differences between your system and the Spanish one, and know exactly what to check before you commit your money.
We work exclusively for you, not for developers or estate agencies. Our job is to protect your investment and ensure your purchase is legally secure from the first viewing to the final signature at the notary.
Whether you are buying a holiday home by the sea, relocating permanently, or investing in a rental property, having trusted local lawyers is not optional. It is essential for protecting what may be one of the largest purchases of your life.
Tomas Ballestero Lawyers are a reliable, friendly and totally professional company. I have been very pleased with their representation, and would always seek advice on any legal matter with full knowledge that they will not hesitate to help with the matter immediately.★★★★★Google review · Jávea
ExampleHow we help international buyers purchase property in Spain
A typical purchase, described in general terms, to show how we work.
The situation. A British couple found a flat in Jávea listed at €285,000, which they wanted as a holiday home for the family. They had never bought property abroad, did not speak Spanish, and could only travel to Spain once. They were worried about hidden problems with the property and about whether their money would be safe.
How we helped.
Step 1 – Initial consultation: a video call to understand their situation and explain the Spanish buying process, followed by a clear quote for our services with no hidden fees.
Step 2 – Property verification: before they committed any money, a full legal check on the property. We verified that the seller was the registered owner, checked for debts or charges against the property, confirmed the building licences, reviewed the community of owners and checked for planning issues or unlicensed construction.
Step 3 – Reservation contract: once the property was legally clean, we reviewed and negotiated the reservation contract, so that the €10,000 deposit was protected and the terms were fair to our clients.
Step 4 – Power of Attorney: since they could only visit Spain once, we prepared a Power of Attorney in English and Spanish. They signed it at the Spanish Consulate in London, authorising us to complete the purchase on their behalf.
Step 5 – Private purchase contract: we reviewed the main contract, negotiated several clauses that were unfavourable to the buyers, and signed it on their behalf using the Power of Attorney. The 10% deposit was paid against the contract.
Step 6 – Completion: on the completion date our lawyer attended the notary representing them. We checked the final deed, ensured all payments were properly made, collected the keys and registered the property in their names at the Land Registry.
The result. They completed their purchase with a single trip to Spain, which they used to view the property and enjoy a holiday. When they returned, the flat was legally theirs, registered and ready to use.
This is how we work with all our clients. Whether your purchase is simple or complex, whether you can travel to Spain several times or not at all, we adapt to your needs and protect your investment every step of the way.
We act for buyers in the neighbouring towns as well. If your purchase is in Benitachell, see our page for buying property in Benitachell.
