- Property purchase
A British family decides to buy a holiday home in El Portet. They live in the UK and want to complete the purchase without travelling repeatedly to Spain. We handle the entire process from our Javea office, just 15 minutes away: due diligence, contract review, signing at the Spanish notary on their behalf via Power of Attorney, and registration in the Land Registry.
- Inheritance
A Dutch family inherits a villa in San Jaime from a parent who lived in Moraira for decades. The heirs live in Amsterdam, Rotterdam and The Hague. We coordinate the entire Spanish probate remotely, complete the inheritance acceptance before a notary in Javea on their behalf, and register the property in their joint names.
AreasAreas We Serve in Moraira
We assist clients throughout Moraira and surrounding areas including: El Portet, Benimeit, Pla del Mar, Cap d’Or, Moraira centre, Teulada, Benissa coast, and the Cumbre del Sol urbanisation.
Area by areaMoraira area by area: what changes depending on where the house is
Moraira is small, but the legal checks change street by street. On the coastal side — El Portet, Cap d’Or, Fanadix, Pla del Mar and Playa de l’Ampolla — the first thing we look at is the Coastal Law boundary (deslinde), because it decides what can be rebuilt, extended or closed in, and it does not always match what the deed shows. Inland, towards Benimeit and the Teulada side, the usual question is a different one: whether the pool, the terrace or the extension that exists on the ground was ever declared, and what the position is under Valencian planning law.
Two offices matter for every purchase here and neither is in Moraira: planning, licences and the urbanism file sit with the Ayuntamiento de Teulada-Moraira, and the property itself is registered at the Registro de la Propiedad de Dénia. We work on Moraira files every week from our Javea office, a short drive up the coast, together with our associated office in Denia.
Where a villa is involved, we always advise an independent technical inspection before anything is signed. The architect is chosen and engaged by you — your own, or Sergio Tomás Arquitectos in Javea if you do not have one. We ask the Town Hall for the planning certificate and read the architect’s report alongside the deed and the Land Registry entry.
